Key considerations when leasing

When you are looking to reach a rental agreement with developers/investors, it is important to inform them of your concrete technical and contractual criteria right from the start.
On the technical side, a Program of Requirements is drawn up outlining all relevant technical requirements and criteria when developing the logistics facility. This can include things like floors (smoothness and load-bearing strength), column grid, clear ceiling height, requirements for the roof and walls, required transformer capacity, etc. In terms of the contractual aspect, relevant points can include:

  • Lease period and view to future lease periods
  • Agreements and limitations with respect to indexation of the rent
  • Agreements about maintenance activities in line with the nature of the contract
  • Any aspects that are relevant from a development perspective are usually agreed in another contract, separately from the rental agreement.

This is used to arrive at a design in collaboration with a design team (architect, construction expert, fire safety specialist, BREEAM expert, technical systems advisor, etc.). Sub-contractors are requested to submit a tender based on the design guidelines.
